Salary needed for a ₹35 lakh home loan
Indian lenders check FOIR: all your EMIs, including the new home loan, as a share of your net monthly income. Most cap it around 40–50%, up to about 55% for higher incomes. With no other EMIs, at 8.5%:
| Tenure | EMI | Take-home at 50% FOIR | Take-home at 40% FOIR |
|---|---|---|---|
| 10 years | ₹43,395 | ₹86,790 | ₹1,08,487 |
| 15 years | ₹34,466 | ₹68,932 | ₹86,165 |
| 20 years | ₹30,374 | ₹60,748 | ₹75,935 |
| 25 years | ₹28,183 | ₹56,366 | ₹70,457 |
| 30 years | ₹26,912 | ₹53,824 | ₹67,280 |
A longer tenure is the usual way to qualify on a lower income, because it lowers the EMI. Existing car or personal loan EMIs count against the same limit. Work out your own figure with the home loan eligibility calculator or the FOIR calculator.
Down payment and property value
Under RBI rules, banks commonly lend up to 90% of the property value for home loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above ₹75 lakh. A ₹35 lakh loan falls under the 80% cap, so the property needs to be worth at least about ₹43,75,000, with ₹8,75,000 from your own pocket. On a property of that value, stamp duty and registration, set by each state and typically about 6–8% together, would add roughly ₹2,62,500–₹3,50,000.
Total interest on a ₹35 lakh home loan
| Tenure | At 7.5% | At 8.5% | At 9.5% |
|---|---|---|---|
| 10 years | ₹14,85,474 | ₹17,07,399 | ₹19,34,697 |
| 15 years | ₹23,40,178 | ₹27,03,859 | ₹30,78,616 |
| 20 years | ₹32,66,983 | ₹37,89,715 | ₹43,29,902 |
| 25 years | ₹42,59,407 | ₹49,54,884 | ₹56,73,815 |
| 30 years | ₹53,10,103 | ₹61,88,310 | ₹70,94,763 |
Over 20 years at 8.5%, interest comes to 108% of the loan. Paying an extra ₹3,000 a month, about 10% of the EMI, would save about ₹8,68,290 and close the loan 3 yrs 11 mos sooner. Under RBI rules, lenders cannot charge prepayment fees on floating-rate loans to individuals for non-business purposes. Model your own plan with the home loan prepayment calculator.
